This process is also called a "chain of transactions" because the second transaction (the purchase) depends on the success of the first transaction (the sale).

Unlike a regular buy or sell transaction conducted separately, a chain of transactions presents unique risks: if the first transaction fails, the second purchase may fall through. Therefore, proper delivery timing — that is, the order and scheduling of signatures, deposits, key transfers, and disconnection of utilities — is critical.

On the delivery date, all parties must be ready simultaneously: the buyer of the current apartment is waiting to receive the keys, the seller of the new apartment is waiting to receive the funds, and the seller of the current apartment is waiting to receive the funds. Typically, the mortgage for the new apartment is held in escrow by an attorney, and only when all conditions are met is the money released and the transfer executed.

After delivery, you must arrange for the disconnection of utilities in the old apartment (electricity, water, gas, internet) and their transfer to the new apartment. You must also update the tax authorities (National Insurance, Income Tax), insurance companies, and all relevant bodies with your new address.

  • Existing Mortgage: If the current apartment is still encumbered by a mortgage, you must verify that the mortgage will be released at the time of delivery and that the sale proceeds will be sufficient to pay it off.

  1. On Closing Morning: All parties arrive at the attorney's office (or an agreed location). The buyer of the old apartment brings the funds or bank confirmation. The buyer of the new apartment brings the required documents.
  2. Document Signing: All parties sign the final documents (transfer orders, promissory notes, confirmations).
  3. Fund Transfer: The money from the sale is transferred to the attorney's escrow account, where it is held in trust until all conditions are met.
